Persistence pays off.
I had started to work on a deal in 2021 but only completed it this year. It is a block of five flats with a freehold. I found this online and I just couldn’t believe that the numbers would work on this type of property deal in an amazing location. I just went for it.
I went for a viewing Friday evening and had called the agency to make my offer the following Monday. The offer was accepted; however, there were a lot of loops that had to be jumped through to get this project.
It eventually took me 14 months to get this deal; I actually even thought that I wouldn’t push through with it at one point. It had actually fallen through about three times, but I had always gathered myself and focused on getting this deal completed. It took me a lot of strength to push through with this.
The numbers on this were absolutely amazing. I had a private investor with me who actually helped me get this deal across. Currently, this private investor is actually getting more from this deal than if the money were in the bank. Both of us are very happy with how this project came along.
Now, the block of flats is actually quite simple – they are buy-to-lets. They offer no headaches and actually yield about 20% ROI. This is already including all the funds that went into this deal, even my investor’s money. Now, when you think about this percentage of ROI on buy-to-lets, why complicate it? So, I left it simple and kept it at that.
This deal played a great role in replacing my employee income; actually, this deal alone had completely replaced it. So one deal can actually do that.
Deals like this are online, but they need to be found. They aren’t easy to be found, obviously, but they are there, and I am always on the hunt for them. If you believe it, you will get it.
