One of the more challenging aspects of property investment is managing relationships with your tenants. Fostering positive relationships with renters is one of the most vital things you can do as a landlord or property manager.

Things will be much simpler for you if you get along well with them and establish a relationship based on trust and open communication. With this, here is one of the most important tips I’ve learned in my endeavours dealing with tenants:

Having an “Open Door” policy

The first thing you should do is let your tenants know that you are always willing to speak with them and answer their questions. They should feel free to get in touch with you if they have any questions or concerns, whether it be regarding their lease, a request for a rent payment extension, or a problem with another area of your property.

Another thing to consider that’s very important is to have multiple lines of communication with your tenants. They should be able to get in touch with you via different means that you prefer, like your office phone number, social media profiles, SMS numbers, full mailing addresses, email addresses, and more. Share with them only the means by which you are comfortable being contacted.

Just to clarify though: having an “open door” policy doesn’t mean you need to be available 24/7 for them; it’s best to inform them too of your availability, to set boundaries.

There are several advantages to having an “open door” policy. It helps you stay on top of maintenance and repair concerns, it makes tenants feel valued and appreciated, and it guarantees that you cultivate a culture of mutual respect with all of them.
